Phases of Construction in Building Your New Home: Phase One: Lot is cleared and form boards are set. Projected over the next two-three weeks trenching and plumbing roughs are completed. Phase Two: Foundation is poured. Only after the local officials and our designated engineer give their approval, is the slab poured. Phase Three: Framing is complete. This includes the walls, roof decking, and roofing installation. This starts as soon as the concrete is cured. The length of time to complete is determined by the size of your home. Phase Four: Mechanical roughs are complete. This is also called the "plumbing top off", "HVAC rough" and "electrical rough". All wires are pulled throughout home, including cable outlets and telephone lines. Phase Five: Framing and mechanical inspections are done. Insulation and sheetrock are complete. The taping, bedding and texture of the interior walls also occur now. Phase Six: Interior trim, brick work and garage door is complete. During this stage interior painting and baseboard installation occurs. Phase Seven: Cabinets, hardware, and countertops are installed. Phase Eight: Mechanical trims, topcoat, and flatwork are complete. Toilets and sinks are set. Patios and sidewalks are poured. All lighting and ceiling fans are hung as well. Phase Nine: Final clean (interior and exterior), sod, landscaping and fencing are complete. Before landscaping, the yards are cleaned and graded. Phase Ten: The home is now ready for the first walk through. At times, construction takes longer than projected for several reasons: weather, vendor workloads, backlogs, materials, or the size of the home.
