Make re-caulking on a regular basis part of your home maintenance program. Countertops – Countertops can be damaged by heat, sharp objects, abrasives, cleansers and standing water on the seams. Maintain and protect accordingly. Temperature Differentials – The HVAC system of your home is sized for optimal performance. However, rooms over garages and sun porches, even though insulated, are exposed to outside air. You may notice temperature differences in these areas. This is not a deficiency. Landscaping – Until the yard becomes established, it is susceptible to wash-out. Regular watering, seeding and fertilization are necessary to establish the lawn and keep the trees and shrubs healthy. Hardware – Door handles and cabinet knobs will loosen with regular use. Tighten as needed. Hardwood Floors – Wood will naturally expand and contract with changes in temperature and humidity. At times, the space between the planks may be more noticeable. Floors may also develop slight squeaking noises. This is normal and not a sign of a construction defect. Concrete – Small cracks will occur in your concrete driveways, sidewalks, patios or foundations. This is normal and not a sign of a construction defect. Drywall – You might notice slight hairline cracks and nail pops in your drywall due to normal expansion and contraction. This is normal and not a sign of a construction defect. Brick – Brick and mortar may show some signs of staining. Minor cracks and chips are common and do not indicate defective material.
